‘Tis the season to recommend rubber roofing

With autumn now upon us, our managing director, Adrian Buttress, discusses why EPDM rubber is the perfect solution to creating a resilient roof to banish homeowners’ winter worries.

As the leaves begin to fall and the days get shorter and colder, it’s clear to see that autumn is in full swing. And this can only mean one thing – contractors are set to get busier as homeowners begin final repairs and prepare their roofs for the cold, winter snap.

It’s no secret that roofs can take a beating from the elements. A drastic drop in temperature on a sun-scarred roof could lead to cracks and, in turn, leaks. This is where an EPDM rubber membrane – a durable material that is not suspectable to damage from hot or cold weather – really comes into its own.

Investing in longevity

With the flat roof market expected to hit 31 million m2 by the end of 2021, it seems like rubber EPDM could finally start receiving the positive attention it rightfully deserves – possibly because many EPDM flat roofs are still going strong decades after they were installed.

For example, in 1980, the world’s first Firestone RubberCover EPDM roof was installed in Wisconsin, USA – and has already been proven to last through 40 winters and 40 summers.

Installing an EPDM rubber membrane – which works wonders on flat roofs, such as garages or sheds – prevents unnecessary worry when the winter weather arrives. Once covered, homeowners won’t need to fear roof damage or leaks again.

The quality system is proven to resist UV and ozone, namely due to the material containing a high proportion of carbon black and no plasticisers or antioxidants. Rubber roofing is also suitable for extreme conditions and has a life expectancy of more than 50 years, even when exposed to intense sunlight.

As the membrane is easy to install, EPDM is a great option for projects working to tight timescales, roofs being installed between wet days or contractors with busy autumnal diaries.

The product comes in large, seamless sheets of up to 15.24m in width and 61m long for faster coverage, and no specialist tools, heat or flames are required during installation – meaning less time on site. Fitting the material with a single sheet of membrane also removes the need for seams and further improves the longevity of the roof waterproofing installation.

Touch ups with liquid roofing

If installed correctly using a full system of compatible products, a rubber flat roof can expect to withstand the elements for more than 50 years.

However, sometimes, an untrained tradesman may not have installed the material correctly, which can lead to tears or cracks that need to be addressed as quickly as possible to avoid costly problems.

One of the most effective means of repairing split or cracked roofing is liquid PU, more commonly known as liquid rubber, which goes on easily and cures fast – providing a reliable, watertight seal across a wide range of surfaces.

Every roofer should have a tin of liquid rubber in their van for those unexpected emergency or temporary repairs when the rain will not allow for a full roof refurbishment. It comes in a pre-mixed solution that can be applied straight from the tin using a brush. Only one coat is needed, which immediately protects the repair from further water ingress.

Supporting sustainable trends

EPDM is a versatile material that has been used on a variety of residential projects, However, it’s also important to be aware that the material comes with a variety of other benefits – such as being suitable for extensive green roofs.

As the alternative name “living roofs” suggests, they consist of layers of materials with a base, waterproofing membrane at the bottom, protected from the drainage layers by insulation medium, and a planting layer on the top. Planting layers typically consist of ground cover, water-loving plants like sedum and other succulents, moss and grasses.

Using a good quality, reliable waterproofing membrane, such as EPDM, is critical for the base layer to protect the flat roof deck beneath the green roof from water ingress. Because the planting medium absorbs rainfall so effectively, there is often a consistent water presence that seeps through the drainage layers and protective insulation layers before reaching the membrane.

This is where the membrane comes into its own. After investing the time into building and creating a living, or green roofing system, failure of the vital drainage layer could be disastrous.

EPDM membranes are not only reliable but offer the best protection over time than any other membrane to flat roofing and keeping homes safe from the elements during the freezing winter season.
