Roofing experts have issued a warning to homeowners about the danger of potential damage to flat roofs as Storm Goretti moves across the country this week. In a ‘triple-threat’ scenario, the fast-accumulating heavy snow, fluctuating temperatures and high winds predicted for the Midlands, parts of Wales, Yorkshire and southern England could lead to increased structural strain for buildings with flat roofing.

How snowfall poses a risk to flat roofing

According to Lee, snow load is one of the most underestimated and dangerous threats flat roofs face. If the predicted accumulations of up to 30cm of snow hit, this could place extreme, uneven stress on flat roofs, particularly as it compacts or starts to thaw. As temperatures fluctuate, it becomes standing water, dramatically increasing the weight load on the structure.

On older or poorly maintained flat roofs, that extra weight can push the roof beyond its design limits, leading to deflection, structural damage and water ingress – or, in severe cases, sudden failure that isn’t always immediately visible.

This doesn’t mean that just old, failing roof systems will suffer during this predicted extreme weather. Even the most resilient waterproofing systems could be tested, such as EPDM, which is well-known for its ability to withstand the elements. Experts have suggested that the heavy snowfall could highlight and expose even the smallest vulnerability.

How snowfall can affect a flat roof

Increased Load – sudden heavy snow places additional structural load and increases the pressure on roof decks and supporting or adjoining structures. This can also exacerbate any existing sagging or weak spots.

When snow turns to water, the load on a roof can actually increase. One cubic metre of water weighs a tonne. If drainage is compromised, that excess weight can sit on a roof for days.

Drainage – snow and ice can quickly block drainage outlets and downpipes, preventing meltwater from draining away. Ponding or standing water is not ideal for a flat roof and can lead to increased risk of water ingress or leak developing.

Freeze and thaw damage – the predicted fluctuating temperatures increase the likelihood of meltwater re-freezing. If there are any small cracks or weak joins in the flat roof waterproofing, these are likely to get worse.

What you can do

Lee believes in a ‘Safety First’ approach and stresses that homeowners: …can take precautionary steps to reduce risk during snowfall, without putting themselves in danger – but concerns should be assessed and addressed by a qualified professional rather than tackled as a DIY task.

Here is some practical advice:

  • Do NOT climb onto the roof during icy conditions – this is extremely dangerous
  • Keep an eye on snow build-up from the ground or from an upstairs window that overlooks the flat roof.
  • Ensure that drains and gutters (including the outlets) are clear before conditions get worse.

Look out for signs (and document them) appearing inside the house:

  • Sagging ceiling
  • Doors sticking unexpectedly
  • Damp patches
  • Cracks in plasterwork
  • Heavy condensation

And outside:

  • Displaced flashings or gutters
  • Slow draining outlets
  • Heavy ice at the roof edges
  • Standing water
  • Lifted seams

TIP: Act fast if it appears you have a leak or any of the signs we’ve highlighted. Even the smallest drip can signal a larger problem in the roof. Experts advise that documenting any suspect areas and taking good photos can help later if insurance claims or professional guidance is needed.
